REFURBISHMENT TO
MAXIMISE INCOME
Spotting potential to significantly increase
the rental value of a beautiful house
on Smith Street, we prepared a costed
schedule of works for our landlord to
consider. Receiving instructions to proceed,
we brought a specialist team together
including a main contractor and interior
designer, for a 7 month refurbishment
project. All works were carried out on time
and on budget and the property was relaunched to the rental market. We quickly
secured a tenant at our advised rental
figure which showed a 150% increase in
income for our landlord.
PORTFOLIO LANDLORD
Maskells was asked to take over the
letting and management of a small
central London portfolio of properties
mismanaged by the existing agent.
The tenants had become extremely
frustrated, and the landlord was
concerned many of them wouldn’t renew.
We moved quickly to bring the portfolio
into our care, dealing with numerous
issues promptly, creating efficiencies and
cost savings where appropriate. We spent
time reassuring the tenants and earning
their trust, which resulted in increased
renewals providing a seamless rental
income for our landlord.

OUR LANDLORD
A family of four rented a house through
us as they needed more space for their
growing children. We handled their
move-in during an especially difficult
phase of Covid, which required great
attention to detail. When the family
decided to rent out their previous home,
they appointed Maskells, as they had
been impressed by our professional
approach and personal service. We
subsequently let their beautiful flat
on Lennox Gardens to an American
corporate tenant and continue to
manage the tenancy.
CREATING COMPETITIVE
BIDDING
Our Kensington team were instructed
jointly with another agent on a beautiful
house in Scarsdale Villas. Our extensive
marketing reach delivered a significantly
higher number of viewings compared
to the other agent. With all the interest
generated we recommended to the
landlord a competitive bidding process.
We ran this process which resulted in
securing a long-term tenancy at 12% over
the asking price.
